The headline: Large-building values have reset. The median sale price for 75K+ SF buildings fell from $276/SF in Q3 2025 to $224/SF so far in Q3 2026, while 28.6M SF of new product is proposed or under construction — about 39% of everything on the market, much of it in the North County.

Newest South Bay product: most landlords of new Class A buildings don’t publish rates, so few make it into the averages. Quoted examples run $1.85–$2.00/SF NNN (Gardena, ~90,000 SF, built 2013; Long Beach, ~40,000 SF, built 2012), and Klein Commercial is hearing up to ~$2.00 NNN on the newest deliveries.

With 72.6M SF to choose from and 4.5M SF of sublease space, tenants have leverage on rent, free rent and TI. Older (pre-1970) space asks about $1.18/SF vs. $1.55 for 1990s–2000s product.

Investors

Basis has reset: the median 75K+ SF sale is $240/SF, versus $390/SF for buildings built since 2010. Watch older loans maturing in 2026–27 for owner-user and value-add opportunities.
